Flat roofs are one of those things that get ignored until something goes wrong. By then, you're dealing with water intrusion, damaged insulation, or worse interior damage that costs way more than the roof job itself. We see it all the time in West Hollywood, especially on multi-unit and commercial buildings where the roof deck is out of sight and out of mind.

This was a large scale flat roof project with a lot going on up top multiple HVAC units, several skylights, and various penetrations that all need to be properly sealed and flashed. Each one of those points is a potential leak if it's not handled correctly. We take our time around every penetration, making sure the membrane is tight and the flashing is solid before we move on.

The finished surface is a bright white reflective coating applied across the entire deck. In Southern California, that matters more than people realize. A dark or aged roof membrane absorbs heat and pushes it right into the building below. A properly coated white roof reflects a significant portion of that solar energy back up, which means less strain on those HVAC units sitting on the roof and lower cooling costs through the warmer months.

What we're left with here is a clean, uniform surface with no bubbling, no blistering, and no visible seams pulling apart. Every skylight curb is properly integrated into the membrane, and the field of the roof has a consistent finish from edge to edge. That kind of uniformity isn't just about looks, it means water moves off the surface the way it's supposed to, with no low spots pooling and breaking down the material over time.

Flat roof work in a dense urban area like West Hollywood comes with its own set of challenges: tight access, neighboring buildings, and rooftop equipment that needs to stay functional throughout the job. Planning around all of that is part of what we do.
