Flat roofs are low-maintenance until they're not. When the decking underneath starts to fail - whether from moisture damage, age, or years of wear - a simple patch job won't cut it. You have to go all the way down and start fresh. That's exactly what we did on this one in Los Angeles.

We pulled off the entire existing roofing system first. No shortcuts. Once we got down to the deck, we found damaged sections that needed to be replaced before anything else could go on top. This is the part most people don't see, but it's the part that matters most. A new roof is only as good as what's underneath it.

After the redeck was complete, we installed a new torchdown roofing system. Torchdown - also called modified bitumen - is one of the most reliable options for flat roofs in LA. It gets heat-welded directly to the surface, which creates a seamless waterproof bond that holds up against UV exposure, foot traffic around HVAC equipment, and the occasional rain event that catches everyone off guard.

With multiple HVAC units, skylights, and penetrations spread across the roof, there were a lot of details to work around. Every pipe boot, curb, and edge transition was sealed properly. That's where leaks start when the work is sloppy - right at those penetrations and terminations. We don't rush that part.

The finished surface is clean, bright, and fully watertight. For building owners and property managers in Los Angeles, this kind of full system replacement gives you a solid foundation for the next couple of decades - no more chasing leaks, no more temporary fixes piling on top of each other.
