Tile roofs are great - until the underlayment underneath them starts to fail. Most homeowners don't realize the tiles themselves aren't what keeps water out. It's the underlayment beneath them doing the heavy lifting. When that layer breaks down, you've got a leak waiting to happen, even if every tile looks fine from the street.

The existing tiles were carefully removed, the damaged underlayment was pulled out and replaced, and then everything was reset properly. No shortcuts. You're keeping your original tiles - which are still in solid shape - and upgrading the system underneath them. The ridge line, the field tiles, the penetrations around vents and pipes - all of it gets addressed. Nothing gets skipped over just because it's out of easy view. That's the part that matters most with this type of work. What you can't see is exactly what will cause problems down the road if it's not done right.
